‘Unique’ Building Replacing President Street Lot In Crown Heights

CROWN HEIGHTS — Developers have filed permits to transform the vacant lot on President Street in Crown Heights into a seven-story apartment building, as first reported by YIMBY.

The lot at 995 President Street is located between Franklin and Classon Avenues on the same block as Clara Barton H.S. and P.S. 241. The vacant space sits between a hair salon and a four-story apartment building. Property records list 995 Presidential Development, LLC. as the owner who purchased the property from Keith and Veronica Delph in 2015.

At nearly 12,000 sq. ft., the 69-foot structure will house 11 apartments, including a penthouse. There will be 46 feet of yard space at the rear of the building, according to Department of Buildings documents.

Neighbors welcome the new addition to the block over the longstanding vacant lot.

“It’s a good and safe neighborhood,” said Lourdes Cruz of BVA Beauty. “I love it.”

This project is one of two pieces from Hakan Kiram, a Turkish architect who’s making his Brooklyn debut. The other is at 1283 Ocean Avenue. Kiram’s description is one that adds a futuristic take on historical and traditional building details. Kiram helped design the Golden Horn Metro Bridge in Istanbul, Turkey.

“…Our aim is to leave exclusive buildings, which will be publically considered as works of art,” Kiram’s website notes.

Renditions for the project will be available in a month. Sedar Ceylan, who helps manage the project described the coming design as “unique.”

The area has seen much development in the past two years, but mostly on a large scale. The site is two blocks away from Tivoli Towers and three blocks away from two 17-story buildings in the works on Franklin Avenue and Crown Street.

Developers recently filed plans to develop more than 1,500 units at the Spice Building just four blocks away.
