DUMBO, Boerum Hill, And Red Hook Are Brooklyn’s Priciest Neighborhoods
Earlier this week, Property Shark released its most recent ranking of the most expensive New York City neighborhoods in 2017, with three areas in Brooklyn making their way to the top ten.
Unsurprisingly, Tribeca leads the list as the most expensive neighborhood overall (with a median sale price of $4,683,950), followed by Soho (median price $2,997,500). Also not shocking, DUMBO came in once again as the most expensive neighborhood in Brooklyn, finding its place at number 6 on the list, slipping one place from its number 5 spot on last year’s list. The median sale price of a property in this posh nabe is $1,980,496, according to Property Shark.
New entries to this year’s top ten from Brooklyn include Boerum Hill at number 8 and Red Hook at number 9. With a median sale price of $1,629,200, Boerum Hill, which came in at number 17 on 2016’s list, is the borough’s second most expensive neighborhood. High sales volume at the many new luxury developments rising throughout the neighborhood earned the area its runner-up ranking.
Sneaking its way onto the list at number 9 is Red Hook, with a median price of $1,625,000. According to the study, out of the neighborhood’s 21 sales this year, more than a third happened at the new King & Sullivan Red Hook Townhomes. This is an impressive showing for an area that’s mostly zoned for commercial use.
Overall, 22 of NYC’s 50 most expensive neighborhoods are located in Brooklyn. Gowanus inched its way to the number 13 ranking this year—up from number 14 last year. Manhattan Beach made its way in at number 15, up from number 32. Brooklyn Heights came in at number 17, up from number 36 in 2016. And Park Slope found itself at number 21 this year, four spots higher than its 25th place ranking last year.
Fort Greene tied with Chelsea for number 27 on the list, boasting 2017’s most significant change in position, leaping up from its spot at number 88 last year. The neighborhood’s median sale price nearly doubled at $1,075,000, Property Shark notes.
Bed-Stuy closed out the list at number 50, with a median sale price of $799,000. The neighborhood fell from its number 49 spot in 2016.
