1027-1035 Cortelyou Road. A new 5 story building is proposed for the corner of Stratford and Cortelyou Roads. Full demolition permits have been issued to the owners, so we can say bye bye to the one-story storefronts.

While we have no renderings of the new building, from the plans it looks like it will more or less mirror the condos across Stratford Road, and provide commercial and office space as well as 10 apartments:

1694 Church Avenue – The 99 Cent City next to Bobby’s Department Store on Church will be no more. Owners of this property, Jay Group, have been issued permits to demolish the current building, and have filed plans to build an 8 story mixed use building.

The proposed building will consist of 49 small apartments above commercial uses (total residential area is 33,814 square feet or 690 square feet on average per unit), possibly indicating rentals. There will also be parking for 25 bicycles and 25 cars, according to the DOB filings. Renderings are not yet available online with the Department Of Buildings.

928 Coney Island Avenue

928 Coney – Amboy Bank has lent the owners $7.5 million to build a 4 story, 67 unit Best Western Plus hotel. The loan was signed in May and construction has been underway since.

The property is located on the corner of Coney Island and Webster Avenues, and is not an obvious spot for a hotel development, leading some neighbors to worry on social media that it may be a homeless hotel in disguise steps from a large public elementary school.

The building will be 45.5′ tall, and will use all allowed space under zoning without asking for variances. There will be 5 parking spaces, 2 bicycle parking spots, and five trees will be planted according to the plans. Main entrance is proposed on Coney Island Avenue.

1039-41 Coney Island Avenue – The gas station next to PS217 has plans to demolish the gas station canopy, booth and remove four 4,000 gallon gasoline underground storage tanks and one 4,000 diesel fuel underground storage tank with associated piping, islands and dispensers. No requests to change use, egress or occupancy have been filed.

601 Marlborough Road – Owners were served with a stop work order and violations in August.

The partial demolition of the brick building for which no permits seem to be on file, had left the rear wall free standing and with cracks:

Given that the building is above an open south-bound Q train platform at Newkirk Plaza, heads up, neighbors.

The remedial work was supposed to start by 8/29/18 by when we stopped by yesterday nothing indicated any work going on at all.

Around the corner – on East 17th between Newkirk and Foster, two tall buildings are taking shape, and one of them does not look like the plans filed.

1702 Newkirk Avenue is staring to take shape. We wrote about it back in the spring.

And so is 615 East 17th, which is doubling in size, however it looks like the new addition overhangs the existing building by a few feet on both sides, while going flush to the property line:
