Affordable Housing Lottery Opens For 93 Units at Bedford Arms

CROWN HEIGHTS— New Yorkers looking for new below-market-rate apartments now have two months to apply for one in Crown Heights.

On Monday, July 15, the affordable housing lottery officially opened for apartments in a new 93-unit building at 1336 Bedford Avenue (between Pacific & Dean Streets). The nine-story building, Bedford Arms, offers one-, two-, and three-bedroom apartments with rents ranging from $590 per month for one-bedroom apartments to $3,060 for three bedrooms.

Built on the site of a formerly vacant lot, the city-subsidized apartment building has 59 one-bedroom apartments, 25 two-bedroom apartments, and nine three-bedroom units available.

For the one-bedrooms, there are six units available at $590 per month; five units renting at $769 per month; 16 units at $1,360 per month; and 32 for $2,160 per month.

Nine of the 25 two-bedroom apartments have $1,642-per-month rents; ten have $2,520-per-month rents; while three a piece go for $718 and $933 per month.

Of the nine three-bedroom units, one costs $821 a month; another rents for a monthly $1,069; three units are $1,888; and four rent for significantly higher at $3,060 per month.

The household incomes for the qualified applicants in the mixed-income building range from roughly $23,000 to $204,270. Specifically, ten apartments will go to households with yearly incomes of between $22,800 and $49,520, or 40% Area Median Income (AMI). Nine units will be available for households earning between $28,938 and $61,900 per year, or 50% AMI.

And households with incomes of between $49,200 and $123,800 (100% AMI) will have 28 apartments available to them, while those who earn between $76,629 and $204,270 per year (165% AMI) can qualify for 46 apartments.

Half of the apartments in 1336 Bedford Avenue— which is a block away from Franklin and Atlantic avenues near the border of Crown Heights and Bed-Stuy—will go to those currently residing within Community Board 8, in accordance with the city’s longstanding community preference policy. A percentage of units will be set aside for applicants with mobility (5%) and vision/hearing (2%) disabilities.

The apartment building—which has oversized windows, bike storage, elevators, a laundry room, exercise room, and parking—is off the A and C trains.
