Surf Vets Place in Coney Island, 3003 West 21st Street.

This project is phase one of a large development on the beach in Coney Island and offers 52 units to the general public. The Concern for Independent Living is the nonprofit and supportive housing developer behind the project. Of the building’s units, 82 studio apartments will go to homeless veterans, while 52 one-, two-, and three-bedroom apartments will go to those making under 60 percent of the area’s median income.

There are 24 units available to those making 50% of area median income:

  • 12 one bedroom units at $759/month
  • 9 two bedroom units at $917/month
  • 3 three bedroom units at $1,054 /month

There are 28 units available for those making 60% of AMI:

  • 15 one bedroom units at $929 /mo
  • 10 two bedroom units at $1,121 / mo
  • 3 three bedroom units at $1,289/mo

Amenities at the building will include a second-floor outdoor courtyard, lounge, terrace, and open-air roof deck.

Otto Greenpoint Apartments – 211 McGuinness Boulevard, Greenpoint

“OTTO’s roof covers the entire expanse of the building. It’s got a swimming pool and hot tub if you want that Soho House vibe. There are private BBQs, generous expanses of grassy lawn for sunbathing, hammocks, fireplaces, outdoor TV, and 360° views of the city,” building’s website declares.

Additional fees to use the fitness center, game room, tenant lounge, storage and parking.

There are 60 apartments available through the lottery to those making either 80% or 130% of AMI.  Rent includes cooking gas but you will pay for your own electricity, which also means heat and cooling. 50% of units have a preference for residents of Community Board 1.

40 units available to those making 80% of AMI (between $42,206 and $58,480 for a single person):

  • 5 studio apartments at $1,045/mo
  • 28 one bedroom apartments at $1,064/mo
  • 7 two bedroom apartments at $1,276/mo

For those making 130% of AMI (between $81,840 and $95,030 for a single person):

  • 2 studio apartment at $2,201/mo
  • 15 one bedroom units at $2,320/mo
  • 3 two bedroom units at $2,795/mo

Owned by Apta Valley LLC, this 8 unit building in Bushwick is about equidistant between Central and Kosciusko stations.  Three one bedroom units are offered through the lottery for the monthly rent of $1,750 for those making 130% of the area median income ($60,000-95,030 for a single person).  Check if you qualify and apply here. Owned by Phoenix Home Realty Inc, this is a four-story, eight-unit residential building in Bushwick, three blocks from the Gates Avenue stop on the J and Z trains and adjacent to the Hope Garden Community center (you can see the play area on the right). Units average about 677 square feet, based on filings with the city. Three of the eight units, all one bedrooms, are available through the lottery at $2,000/mo to those making 130% of AMI ($68,572-95,030 for one).
