YIMBY Predicts Kensington Will Emerge As A ‘Fast-Gentrifying’ Neighborhood

Well, it looks like 2015 may be the year we’re going to kiss affordability in our neighborhood goodbye.

According to the real estate blog YIMBY, Kensington, along with Flatbush and Sunset Park, will “emerge as fast-gentrifying neighborhoods – Flatbush as the new Prospect Lefferts Gardens, Sunset Park as the new South Slope and Greenwood Heights, and Kensington as the new Windsor Terrace.”

In its predictions for this year, YIMBY said:

In 2015, we don’t expect any sea changes in the New York City real estate industry. We aren’t going to see Flushing become the next Williamsburg, as some are predicting, or masses of white kids with strange hair cuts in Morrisania. But we do expect to see trends that started over the past few years continue, as the city’s prime core, gentrifying fringe, and outer ring of immigrant growth and white flight all press forward in the face of minimal new supply.

Which, YIMBY argues, means people are going to start looking to places like Kensington for more affordable housing. (As NY City Lens pointed out, “the median sale price for co-ops and condominiums in the towns around Kensington range between $410,00, to $525,000, while Kensington’s median remains at a modest $265,00.”)

Kensington’s affordability has made it into the news numerous times in recent months, with the New York Times declaring it a diverse neighborhood that’s growing more appealing to those who are getting priced out of other Brooklyn neighborhoods and NY City Lens saying, a bit exaggeratedly, of course, that “Kensington could be the last stop for affordable living in Brooklyn.”
