This Weekend’s Fort Greene-Clinton Hill Open House Picks
We’ve rounded up some of the more interesting open houses happening around Fort Greene and Clinton Hill this weekend. Any thoughts on these places?
130 Saint Edwards Street #4C
List Price: $390,000, $688 maintenance
Size: One bedroom, one bathroom
Details: This super sunny pad is the least expensive one we’ve seen for sale in the area in a while, and it’s an actual one bedroom at that. Features include well maintained parquet floors, a flowing kitchen/dining/living room/foyer setup, and a sweet farmhouse sink (a plus on our list, anyway), as well as (wait listed) private parking and an on-site playground for the little’uns. As for location, it’s just west of Fort Greene Park, and close to amenities on Myrtle and Dekalb as well as lots of subway lines.
Open House: Sunday, April 12th 1-2:30pm
325 Clinton Avenue #15D
List Price: $569,000, $900.75 maintenance
Size: Two bedrooms, one bathroom
Details: This high floor unit offers spectacular views that make even its smaller bedroom feel like a penthouse, but it’s no one trick pony. Buyers will also reap the benefits of its smart layout (we have a feeling this was originally a one bed, but as is, bedrooms without shared walls offer maximum privacy), its six closets, and its bright new kitchen and bath. Location-wise, it’s seconds from Underwood Park and the G at Clinton-Washington and just around the corner from the Flea and some of Dekalb’s best eats — plus unlike the place above, this apartment is pet-friendly. Woohoo!
Open House: Saturday, April 11, 2:30-4pm; Sunday, April 12, 2-3:30pm
264 Cumberland Street #8
List Price: $899,000, $335.08 common charges
Size: One bedroom, one bathroom
Details: Nearly a million on a one bed is a lot, but we couldn’t resist listing this unique condo in The Sanctuary. 900+ sq ft is a decent size, plus there are only 13 units in the whole development (if you’re looking for exclusivity points, here they are), and there are some lovely finishes here — including in that enormous kitchen. On top of that, an in-unit washer and dryer, a balcony, and a location in the heart of Fort Greene (where restaurants, shopping, entertainment and transportation abound) all make it pretty darn tempting.
Open House: Sunday, April 12, 12:30-2:30pm
157 Lefferts Place
List Price: $1,895,000
Size: Seven bedrooms, 3.5 bathrooms over multiple units
Details: In a neighborhood where brownstones with fewer bedrooms and baths routinely go for well over $2 million, this building is intriguing. Truthfully, it is pretty wacky right now with its converted setup, wood paneled walls, and retro bath tiles — but a savvy owner might even be able to work some of those horrors into a quirky design scheme, and it sounds like at least the fourth floor could still make a nice, non-SRO rental to help offset your mortgage and renovation costs. What do you think? Are we being too optimistic, or is this a diamond in the rough?
Open House: Sunday, April 12, 1:30-3:30pm
