TriBeCa-Based Developer Constructing Eight-Story Building In Fiorentino’s Old Parking Lot

An eight-story, 14-unit mixed-use building is coming to 331 Avenue U in eastern Gravesend.

Shlomo Wygoda of TriBeCa-based SWA Architecture PLLC filed a new building application for the development this month. According to filings at the Department of Buildings, the proposed mixed-use structure will merge three lots — all of which are currently empty — with commercial space on the ground floor and residential use on floors two through eight.

The basement and first floor of the new building will serve as a garage, offering a total of 20 parking spaces, and there will be a recreation roof.

The building will be located a quick walk from the F Train’s Avenue U station.

The lot is empty, and was previously used as private parking for patrons of Fiorentino’s Restaurant, down the block. The restaurant closed back in January after 32 years in the area. One concern for would-be residents should be the proximity to the elevated train and resultant noise.

The mixed-use property at 331 will be the second major development kicking off on Avenue U, the other being a six-story building to be constructed across the street by controversial, Brooklyn-based developer Scarano Realty, who filed permits back in September.

While Scarano’s structure was previously slated to be the new tallest building on the block, at eight-stories SWA’s building will now be the block’s tallest.

Tax photos reveal that the long empty lot was formally home to an early-20th-century single-story clapboard structure that appears to have sold orchestra equipment.
