A new three-story office building may be coming to the corner of Flushing Avenue and Ryerson Street if the building application and permits are approved for Madison Realty Capital and Perkins Eastman.

The site at 256 Flushing Avenue is currently an empty garage and sits next to an also-empty eight-story factory at 29 Ryerson Street. According to plans filed with the Department of Buildings and first published on New York YIMBY, the garage would be transformed into 17,895 square feet of commercial space: a ground floor lobby and retail space with bike parking, plus two floors of offices and a roof terrace.

The adjacent 190,000-square-foot factory will be converted into offices, as well, and would include a roof deck and parking on the first two floors.
