Details: The layout of this J.J. Byrne-vicinity duplex isn’t the most straightforward ever, but creative thinkers might find its unorthodox spaces to provide just the flexibility they need. An extra 12’4″ x 8′ area off the bedroom on the unit’s second floor lacks windows, but does look to have its own entrance for guests’ convenience (or, in the case of a nursery, whatever because babies don’t need private entrances), plus roof rights mean you can customize your own outdoor space to your liking. Get your thinking cap on, and give this quirky place a look.

Details: This spot just a quick walk from the above listing offers a less challenging layout, with its two bedrooms, large foyer opening directly off the building’s elevator, open kitchen/living area with awesome built in storage, and two established outdoor spaces all on one floor; however, it’s significantly more money, and it lacks a second bath. While both places have similarly fabulous locations, we suppose it comes down to whether you really need that second bedroom full time, or whether you’d prefer to save some moolah and offer the occasional guest a private place to freshen up.

Size: Three bedrooms, one bathroom
Details: Man, this three-bedroom in a limestone is one heck of a beauty. Between its remaining vintage details like lovely wood floors and stained glass windows, its get-together-friendly open kitchen/living area, and its private deck and garden, we’re certainly impressed; though again, it’s a little disheartening to see there’s just one WC to go around. Location-wise, this place is right near Prospect Park… but also just around the corner from Methodist, which may make for some noise concerns. No better place to listen for sirens and imagine construction sounds than the open house, we suppose!
