This Weekend’s Open House Picks
Do open houses compete with Super Bowl plans? Find out at these ones this Sunday in the Ditmas Park area:
CO-OPS & CONDOS25 Stratford Rd, Apt D1
List Price: $350,000, $462 maintenance, via Brown Harris Stevens
Size: 2 bedrooms, 1 bathroom
Details: With both a living room and a dining room, this is a pretty spacious apartment (pictured above). The kitchen includes a washer/dryer, which always makes us wonder if people are constantly worrying about getting pasta sauce on their clean laundry. Just off Church, you’d be near great food and the Parade Ground. However, it’s an HDFC co-op, which means there are income limits for prospective buyers.
Open House: Sunday, February 3, 12-2pm
1130 Ocean Ave, Apt 5I
List Price: $340,000, $323 common charge, via Douglas Elliman
Size: 1 bedroom, 1 bathroom
Details: We haven’t seen a listing in a while at The Waterfalls on Ocean, a condo that opened in 2009 – is this perhaps the first resale? Additionally, we believe all former listings had been covered by Corcoran. In any case, this unit has all those fairly new finishes and appliances including a washer/dryer, plus a private balcony. You can get a little bit more space for a lower asking price (see below), but you’re paying for the new stuff.
Open House: Sunday, February 3, 1-2pm
601 East 19th St, Apt 5M
List Price: $255,000, $531 maintenance, via Fillmore
Size: 1 bedroom, 1 bathroom
Details: Close to Newkirk Plaza, if you commute into Manhattan it could be a nice to be on the express B line, plus you can enjoy breakfast on the weekends at Pablo’s Diner, and the coffee coming soon to Coffee Mob. The apartment has enough room for a table in the kitchen, but the laundry in the basement. Hopefully the mirrored wall in the living room is easy enough to take down.
Open House: Sunday, February 3, 1-3pm
570 Westminster Rd, Apt E2
List Price: $239,000, $365.20 maintenance, via Brooklyn Hearth
Size: Studio, 1 bathroom
Details: For a studio, there still seems to be a bit of separation in the space – even room to eat in the kitchen at a table. And there’s a Murphy bed, which seems so neat (possibly only until you actually live with one). This is one of the few dog-friendly co-ops in the area, and it’s right above the space that will be the Milk & Honey Cafe, which I know we’ve been saying “will be opening soon” forever, but we are kind of pretty positive that it will open this month.
Open House: Sunday, February 3, 1-2:30pm
31 DeKoven Court
List Price: $1,459,000, via Betancourt
Size: 5 bedrooms, 4.5 bathrooms
Details: One of just a few Victorians currently available in the neighborhood at the moment, this one is gorgeous, and it could have potential income as a bed & breakfast. So what’s keeping it on the market – proximity to the subway tracks, the price, or is it just that the right buyer hasn’t seen it yet?
Open House: Sunday, February 3, 1-3pm
