This Weekend's Open House Picks

Some interesting places up for sale this week. The market in our area seems to be picking up lately, with properties that have lingered on the market for months suddenly getting scooped up. How long do you think these ones will last at their current list prices?

CONDOS/CO-OPS

• Just off Cortelyou is the 1-bed, 1-bath co-op at 400 E 17th St, Apt 602, pictured above. It’s got a small but updated kitchen, a bathroom with a drying rack, and the building has a doorman. Listed by Corcoran for $255,000, maintenance $711.
Open house: Sunday, June 17, 11am-12pm

• Live close to Brooklyn College in a condo at 839 E 19th St, Apt 1D. The listing by Century 21 says it’s a 3-bed, 1-bath, 1,075-square-foot apartment, which seems like a lot of space for the asking price of $299,000, and I don’t think the location is enough to make it so cheap. They don’t list the common charges.
Open house: Sunday, June 17, 1-3pm

• Ah, the rare 2-bath. You’ll find that and 2 bedrooms at 221 E 18th St, #5J. It’s been renovated recently, has a shared outdoor space, and allows cats. Listed by Brooklyn Hearth for $445,000, maintenance $948.71.
Open house: Saturday, June 16, 12-1:30pm

207 Ocean Parkway, Apt 258, puts you at the mouth of the Prospect Expressway, but the price reflects that. Listed by AmeriHomes for $185,000 (maintenance fees not listed), this 1-bed, 1-bath is in a building with washers and dryers on each floor.
Open house: Saturday June 16 and Sunday June 17, 3-4pm both days

• Just west of Coney Island Avenue, 811 Cortelyou Road, #3B is one of the few places where dogs are allowed (on approval). This 1-bed, 1-bath is listed by Abacus for $210,000, with a seemingly high maintenance of $830.

HOUSES

• Possibly a flip, the semi-detached, 2-family home at 733 Rogers Ave was sold in January 2011 for $225,000, and is now listed by Corcoran for $489,000. Looks like it’s been completely renovated, and that’s still a bargain price–or is it for that block?
Open house: Sunday, June 17, 12-1pm

• The single-family at 631 E 23rd Street has a lot of beautiful original details (check out the bannister, and tiles around the fireplaces), but is said to need some TLC. With that, and being in a non-prime location, it will be interesting to see if it gets the asking price of $829,000, as listed by Brooklyn Properties (the price has already come down once, by $30k.)
