This Weekend’s Fort Greene-Clinton Hill Open House Picks

23 gates avenue house via century 21

We’ve rounded up some of the more interesting open houses happening around Fort Greene and Clinton Hill this weekend. Any thoughts on these places?

CONDOS & CO-OPS

193 Clinton Avenue, #5B
List Price: $475,000, $860 maintenance
Size: 2 bedrooms, 1 bathroom
Details: Originally a one bedroom with a huge living area, the converted second bed in this co-op is now suitable as a child’s or guest room, or for use as an office, studio, or storage space. You’ll get exposure from the north and west sides of the building (sunsets, here you come!), plus you can enjoy benefits like on-site laundry facilities, security, communal outdoor spaces, parking, and more. Bring your 10% downpayment and your dog, and enjoy the low electricity bill thanks to the building’s pilot co-generation system.
Open House: Sunday, July 20, 2-4pm

195 Willoughby Avenue, #115
List Price: $499,900, $993 maintenance
Size: 2 bedrooms, 1.25 bathrooms
Details: Just a few blocks over from the first place, this co-op unit would be a great spot for Pratt faculty who’ve been saving up. As with the unit listed above, there’s 24-hour security (as noted re: first floor concerns here), extra storage available, and laundry on-site, plus pets are welcome. You’ll be between the G at Clinton-Washington and Classon, and close to restaurants and shopping on Myrtle as well as that busy enclave at Lafayette and Grand.
Open House: Sunday, July 20, 1:30-3pm

HOUSES

113 Ryerson Street
List Price: $1,495,000
Size: 4 bedrooms, 3bathrooms split over three units
Details: This townhome was recently reduced by $100k, and is now about a million less than most of the other lowest priced homes we saw this week. The price can be further offset by income from two rental units in the building, or you could just rent out one, or immediately take the whole space for yourself–seems like a great option for first time homeowners looking for a by no means low-cost, but perhaps slightly more financially realistic way to break into the market. It looks, at least cosmetically, to be in good shape, with some exposed brick walls, moulding, and more, and you’ll be near amenities on Myrtle Avenue–just know it’s a bit of a trek to the subway.
Open House: Sunday, July 20, 12-1:30pm

63 Gates Avenue
List Price: $2,399,000
Size: 6 bedrooms, 3.5 baths
Details: $2.4M is nothing we could ever afford (heck, probably none of these places are), but it doesn’t seem like the higher end for local home prices these days–and if you can pay to play, 63 is the place to be. Unlike the brownstones next to it, this corner property lets in light on three sides, so you won’t have that sad dark box of a room in the middle of each floor–and it will put you near the C at Clinton-Washington, and all sorts of current and forthcoming Fulton Street food, shopping, and buses. Did we mention this one also has a rental unit to offset costs, as well as unbelievable moulding and wainscoting and five working fireplaces? Yeah, that’s not a typo. Hop to it.
Open House: Saturday, July 19, 1-3pm
