South Pet Spa Slope? New Residential Development Projects On 4th And 5th Avenues Add To Evergrowing List

Have you heard the one about new residential building that will have a pet spa on the cellar level?

We don’t jest. According to The Real Deal, that will be one of the features at the new 12-story, 125-unit,100,000-square-foot building that will take the place of the current eight buildings at 541 4th Avenue, between 15th and 16th Streets.

Although developers Aaron Karpen and Anshel Friedman purchased the parcel last year for $16.5 million, official plans were filed for the building — which will also have two commercial spaces on the ground floor — on Thursday, September 17.

A bit further down on 5th Avenue, developer Boaz Gilad of Elevation Holdings is planning a six-story, 20-unit residential building, as reported by New York YIMBY.

Formerly J&A Construction Corp, the new building will kiss the 5th Avenue and 24th Street corner of Green-Wood Cemetery. One More Folded Sunset reports that the construction company was purchased for $3,350,000 back in May 2015.

Each new project brings up issues of increased or overcrowding in different ways. The new 734 5th Avenue building is a few blocks away from the 25th Street stop of the R train. In the case of 541 4th Avenue, the increase of families in the building could cause crowding issues at nearby P.S. 124 (515 4th Avenue between 13th and 14th Streets).

As we look into the growth of real estate in the area, questions continue to arise as to what research and planning are being done by developers to factor in the impact they will have on the community and municipal resources.

We’re aware that public schools and public transportation are struggling in the immediate. If the air conditioners continue to be non-functioning at P.S. 124, will the developers of the nearby condo offer the school their pet spa to hold classes?
