Site Of Massive Sunset Park Development Is On The Market For $150M
SUNSET PARK – A group of developers who intended to build a 1.3 million-square-foot mixed-use project on an 8th Avenue parking lot have put the site on the market for $150 million.
After a rezoning in 2007 allowing “a dense mixed-use residential and commercial development,” initial plans for the 150,000-square-foot-plus lot at 6208 8th Avenue, between 61st and 64th Streets, included apartments, offices, and a Home Depot at the base, Commercial Observer reported. However the developer at the time, Andrew Kohen, instead sold the site to its current owners for $51.5 million in 2014.
The most recent plans for the site include developing three towers with a 12-story building housing 250 apartments (50 affordable); a 12-story office tower; and an 11-story, 250-room hotel above two levels of retail. The current developers have applied for a rezoning that would allow them to include more parking spaces—1,883 instead of 1,582, and allow them to “deck over the adjacent Long Island Railroad and N train tracks,” according to Commercial Observer.
The project, now in its second ULURP process, has seen opposition from Community Board 10 and is currently under consideration at the Brooklyn Borough President’s office.
