Retail Complex Could Be Coming To Bedford & Tilden Avenues

A 1930s era brick building just east of Flatbush Avenue is being turned into a local retail hub. At least that’s the plan.

Bedford Tilden Associates, the owners of 2351 Bedford Avenue (at Tilden Avenue), say that they are transforming the two-story, 27,400 square foot building into “prime retail in the heart of Brooklyn.”

Lior Avneri, one of the principals at the company, would not provide any details to us on when construction would be completed or whether any tenants had been secured.

The project’s website notes that the “Bedford Tilden’s” zoning (C4-2), means the building can be expanded to approximately 70,000 square feet and “utilized for a myriad of uses…The building enjoys an expansive frontage (158 feet on Bedford Avenue and 102 feet on Tilden Avenue).”

The new retail hub would have an amazing location — it’s just a block east of the Kings Theatre, with several mass transit options and a City-owned parking lot across the street. This reporter’s grandmother used to live down the block.

Bedford Tilden Associates point out that the surrounding blocks are Flatbush’s “busiest retail area” as the Sears Department Store, Old Navy, Radio Shack, Super Stop and Shop, Bally Total Fitness, Staples, Foot Locker, Astoria Federal Savings & Loan and other businesses are all close by.

The demographic stats presented by the developers provide a window onto shifts within the neighborhood. They report that between 2010 and 2015, the percentage of blacks living within one-mile of 2351 Bedford Avenue dropped from 66.2 percent to 62 percent. The percentage of whites has increased from 20.3 to 24.7 percent.

Average household income within a one-mile radius of the site has increased from $58,210 in 2010 to $66,762 in 2015. The area’s median household income has also increased — to $45,355 in 2015.
