Residential Sales Trends in Ditmas Park

Apartment prices are on the rise in our area, according to an interesting market snapshot by Brownstoner that uses info from PropertyShark. Lots of graphs and stats, including:

Lowest/Highest on the Market: The cheapest property on the market is a co-op at 1170 Ocean Parkway, Unit #9A. Ask: $89,900. The most expensive property now on the market is a landmarked one-family home at 114 Westminster Road, asking $2,349,999.

They note that the median sales price for apartments rose from $135,777 in 2005 to $446,250 in the second quarter of 2012.

And apparently the most expensive streets in the area (ones with highest median sales) are Buckingham Road, Ditmas Ave, and Rugby Road.

House and apartment hunters and sellers, does this sound like what you’ve been seeing? Do you think prices will only get higher, once again approaching that 2010 peak?
