Here’s the first look at the new building coming to 271 4th Avenue, between 1st Street and Garfield — which will right next to one other new residential building, if not two.

New York YIMBY posted the rendering today of the 12-story, 120-foot tall building that’s coming to the lot that an auto repair shop moved out of in January 2014 after the building sold for $4,400,000 to an LLC headed by Juneng Zhao. According to permits filed with the Department of Buildings, the new space will have 26 apartments (which YIMBY guesses will be condos rather than rentals), with a 762-square-foot commercial space and a 2,627-square-foot “community space” (for instance, a day care center) on the ground floor. The building will have 12 parking spaces in the basement.

The two lots on either side of this future building are also in flux. The space at 275 4th Avenue that was previously home to the McDonald’s is being replaced by a 75-unit market-rate rental apartment building. On the other side, the 3-story, 14-unit apartment building at 265 4th Avenue sold for $4,125,000 in 2013, but we haven’t seen any plans yet for its future.
