Listed for $2,095,000 by Sotheby’s, this 4-bed, 4-bath brick townhouse could be used as a three-family, though it’s currently used as a two-family. It’s full of original details, like arched doorway, exposed brick and wide plank floors, but the kitchens have been recently remodeled. The rental unit is in the garden-level, with access to the backyard from there or from the second floor. Looks like the neighbors’ yards on both sides are kind of wild, though. And living so close to Barclays, you might experience some of the downsides of the arena.
270 5th Street #2H, between 4th & 5th Aves

If you’ve got kids, this might be a big plus: you can’t get much closer to having JJ Byrne Playground as your backyard with this 3-bed, 2-bath duplex co-op. One of the bedrooms has a balcony, but it doesn’t mention where that faces – you’ll possibly overlook a scenic parking lot and 4th Ave beyond. Listed by Brown Harris Stevens for $1,059,000, with a $854 maintenance fee.
176 Sterling Place #2L, between 7th & Flatbush Aves

Another duplex co-op, this 2-bed, 1-bath apartment has plenty of outdoor space, with a private garden (pictured above) and a shared roof deck. For the eco-minded, the building has a solar electrical system and a solar hot water system that work together to provide all electricity in the building’s common areas in addition to a portion of the building’s hot water. Close proximity to the park makes it kind of sad that no dogs are allowed. Listed by Skyline Realty for $795,000, maintenance $873.95.
206 Lincoln Place #1, between 7th & 8th Aves

This studio apartment in a 10-unit brownstone co-op is on the ground floor on the same block as the Berkeley Carroll School, so it might get boisterous as school opens and closes. Warren Lewis Sotheby’s is listing it for $275,000 with a $500 maintenance, but they also have the listing for apartment #2 in the same building – it’s directly behind this unit, and the two could be combined. The two units combined would be $800,000 at asking price, plus whatever costs it would require to attach them, but you’d end up with a 2-bed, 2-bath home with an 800-square-foot landscaped private garden.
