Open Houses In Kensington: Focus On One Bedrooms

Open Houses In Kensington: Focus On One Bedrooms
525 Ocean Parkway #5E, via Griffith Real Estate

Looking for a one-bedroom apartment in Kensington? We’ve rounded up some of the co-ops on the market that are hosting open houses this weekend. What do you think?

192 East 8th Street, #1A
List Price: $180,000, $548 maintenance, listed by Corcoran
Size: 1 bedroom, 1 bathroom
Details: Are pretty details including arched doorways, window frame moldings, and a built-in shelf in the hallway enough to make up for the comparatively small size? At 600 square feet, this is the smallest one we found this weekend, but it’s also priced to move. It’s on a pretty block, though it’s around the corner from a busy car wash where vehicles line up on Church. Plus, take it from us, being #1A is no picnic — it’s the first bell that deliverymen, people who forgot their keys, and drunks looking for friends will ring. But, you’re close to some great new, and soon to be, restaurants on Church on the other side of Coney Island Ave.
Open House: Sunday, May 12, 2:30-4:30pm

525 Ocean Parkway #5E
List Price: $199,000, $580 maintenance, listed by Griffith Real Estate
Size: 1 bedroom, 1 bathroom
Details: This 880-square-foot apartment (pictured above) is in a co-op near Ditmas Avenue, which means you’re a 5-10 minute walk from the F train at Ditmas. The kitchen looks like it’s a bit of a tight quarters, but there is a lot of storage space. Being on the fifth floor, you’ve probably got some nice views, and, if it faces Ocean Parkway (the listing doesn’t mention that), there’s probably enough distance to help dull the sound of traffic below.
Open House: Sunday, May 12, 1:30-2:30pm

207 Ocean Parkway #6K
List Price: $209,900, $454 maintenance, listed by Abacus
Size: 1 bedroom, 1 bathroom
Details: Another one on a high floor, this sixth floor apartment probably has some sweet views. You’re closer to Prospect Park in this space, but you’d be potentially paying about $10k more than the Ocean Pkwy apartment listed above, for about 180 fewer square feet. The kitchen looks like it might need some updating, but a bonus here is that there is new laundry room on each floor.
Open House: Sunday, May 12, 12:30-2pm

36 Dahill Road #4H
List Price: $250,000, $596 maintenance, listed by Citi Habitats
Size: 1 bedroom, 1 bathroom
Details: Not much info in the listing about this aside from the realtor describing it as “huge.” According to public records, it’s currently being rented for $1,100/month, and unit #3H, which could be a similar space, sold for $270,000 in 2010. Compared to other 1-bedrooms in the neighborhood, this high price makes us guess you get a lot of space, and the location is pretty decent, too, with a short walk to the F/G at Church, restaurants on Church and Ft Hamilton, a playground across the street, and the quiet natural space of Green-Wood Cemetery.
Open House: Thursday, May 16, 6:30-7:30pm
