Affordable Housing Lottery Opens On Prospect Lefferts Border

A planned 97,000-square foot affordable housing complex, bordering Prospect Lefferts Gardens and East Flatbush, is now accepting lottery applications for 110 units starting at $822 per month.

The CAMBA Housing Ventures Garden Phase II, at 560 Winthrop Street between Kingston Avenue and Albany Avenue, is the second project by the award-winning affordable-housing developer. CAMBA Gardens II is slated to be even larger than its neighbor on Albany Avenue, with 293 units and multiple shared spaces.

CAMBA Housing Venture apartments are designed to be energy efficient (LEED Certified) with front desk security, on-site laundry, computer and recreation rooms, landscaped outdoor spaces, and bike parking. All units come with full kitchens and baths, ceiling fans and air-conditioning, among other amenities.

According to Housing Connect NYC, and also reported by Brownstoner, the lottery includes 17 studios at $822 per month, 23 one-bedrooms at $882 per month, 48 two-bedrooms for $1,066 a month and 22 three-bedroom apartments for $1,228 a month. CAMBA Gardens II is a supportive housing project, which means that sixty percent of the units are reserved for low-income or formerly homeless residents, or families with special needs. But the remaining forty percent of units are now open to the public via a lottery system.

The apartment complex will be built on the former Kings County Hospital Psychiatric Ward, which shuttered in 2009, according to Brownstoner. Brownstoner and YIMBY call this location East Flatbush, and DNA Info calls it southern Crown Heights. We also thought it’s worth noting that it stands two blocks from the border of Prospect Lefferts Gardens.

Applications are being accepted until September 13, but don’t hesitate because interest is skyrocketing. “For the 209 units [in CAMBA Gardens I], we’ve received 7,000 applications,” CAMBA President Joanne Oplustil told DNA Info. “It’s the tip of the iceberg. It was astounding how many applicants came in.”

Preference will be given to residents of Community Boards 9 and 17, and also NYC Health and Hospital employees, says Brownstoner.

How to Apply:

Apply NOW online at the NYC Housing Connects Website. After the September 13 deadline, applications will be selected through a lottery process. If you are picked, you’ll be called in for an interview between two and ten months after the application deadline, to make sure you qualify. For the interview, bring documents that verify your household size, identity of household members, and proof of household income.
