With Kensington’s average rent for a one bedroom apartment hovering around $1,730, our neighborhood remains less expensive than our neighbors to the north in Windsor Terrace, though we’re shelling out more for our homes on average than those in Flatbush or Borough Park, according to new numbers compiled by the real estate website Zumper and noted by Curbed.

Zumper published two maps on its blog Sunday after crunching the numbers for median rents in January in neighborhoods across our borough, as well as Manhattan – and it showed that Brooklyn’s most expensive area was Dumbo, which, at an average rent of $4,000 for a one bedroom place, was the second priciest neighborhood in all of New York City, following Tribeca’s $4,150.

Following Dumbo, our borough’s most expensive neighborhoods (based on the average rent for a one bedroom apartment) were: Vinegar Hill ($3,600), Williamsburg ($3,100), Downtown Brooklyn ($3,090), and Cobble Hill ($3,000).

As for the least expensive? Of the neighborhoods mapped by Zumper, Canarsie rang in at the most affordable with $1,290; and Sunset Park and Flatlands tied for the second least expensive neighborhoods, having an average rent of $1,350. East Flatbush’s average was $1,500 and Brownsville came in at $1,600.

What do you think of these numbers? Is our neighborhood’s average $1,730 rent affordable for you? And how quickly do you think these rents will rise? According to New York YIMBY, we won’t have such average rents for long, with the  real estate website predicting that Kensington will emerge as a “fast gentrifying” neighborhood.
