Gowanus Parking Lot To Become Almost 10K-Square-Foot Office Headquarters For Alloy Development
The developer known for building the priciest condo to date in Brooklyn is slated to move its headquarters to Gowanus.
Alloy Development has filed permits for a two-story, 9,900-square foot building which will soon replace a parking lot at 341 Nevins Street (at Carroll Street), YIMBY reported.
In February, Crain’s reported the site purchase by Alloy cost almost $2.8 million.
The firm — who does their design in-house — has filed applications for the project which will be 38-feet tall and 9,923 square feet. The address will be 431 Carroll Street.
Their office space will be located on part of the ground floor, as well as a mezzanine level and second floor. In addition, a restaurant space will be for lease on the ground floor.
Alloy built the 42-unit luxury condo in Brooklyn Bridge Park, at One John Street. Crain’s reported the penthouse is in contract for $8.8 million, which at the time was the “highest price paid for a single apartment in the borough.”
Crain’s wrote about Alloy’s reasoning behind the move to Gowanus:
“AJ Pires, a partner and co-founder of Alloy Development, said the firm recently shifted its focus because of the dearth of new opportunities in Dumbo, which is small and has been heavily developed in recent years.”
“Relocating to Gowanus gives the firm a chance to own its space at a price less than what it costs to rent offices in Dumbo. And it puts Alloy in an area where it will be building.”
The company has already gotten involved in the Gowanus community. Last summer, Gowanus Canal Conservancy (GCC) and Alloy Development partnered on the 2000 Gallon Project, a collaboration which placed ten re-purposed blue dumpsters throughout the Gowanus neighborhood and planted with greenery, filling the area with striking and lush examples of ways in which to raise awareness of the importance of water management — especially concerning the Gowanus Canal. The company made a fiscal contribution to the project.
Construction at 431 Carroll Street is planned to begin in 2017 with a completion at some point in 2018.
