“Santa is definitely stopping at this open house,” according to an invitation for what may be the most Dyker Heights open house of all time.

Carolers and home buyers alike are invited to 8877 15th Avenue on Saturday, December 17. Sure it’s a ploy thought up by PR to bring more people to the property, which is selling for a whopping (but not uncommon, in that area) $1.28 million, but the home made cookies, hot cocoa (available on a first come first served basis) and family photos are all genuinely free, whether or not you plan on buying the house.

“Wait in line at the mall to pay for a photo with Santa? Fuhgeddaboudit!” the listing agent wrote in an email.

The open house will be from 1 to 3 p.m., and Santa and the cookies will be there from noon to 4 p.m. Realtor Michael Kawochka of Sothebys Realty recommends you RSVP so you can cut the line.

The home was built circa the 1930s and contains three residential units spread over three floors. There is a backyard, patio, and driveway.
