Four-Story Hotel Coming To Underdeveloped Corner Of Gravesend
A hotel is coming to a particularly ugly and industrial corner of Gravesend,
reports YIMBY:Developer Ankit Mehta, who purchased several vacant lots on West 13th Street for $1,750,000 last month, has filed plans to build the four-story building at 2632 West 13th Street — where east facing guests can enjoy an exquisite view of the MTA’s expansive Coney Island Yard.

The building would reach 46 feet into the air and hold 59 rooms. They would be divided across 16,398 square feet of commercial space, for average rooms measuring just 277 square feet.
Each of the above ground floors would have 16 rooms, and the cellar would host seven rooms, a breakfast room, an office, and the lobby. There will also be a 16-car parking lot.
The block, which is bookended by Avenue Z and a parking lot bordering Shore Parkway, is not much too look at. In addition to the MTA’s complex, which is the largest rapid transit yard in New York State, the plot is surrounded by auto body shops, truck and bus storage, and a U-haul location.
YIMBY notes that a spate of hotel applications have been filed recently in anticipation of Mayor Bill de Blasio’s legislation to raise restrictions on building hotels in industrial business zones (IBZ) in the outer boroughs. It is unclear if the law — which is aimed at preserving industrial jobs in the boroughs — also applies to industrial areas like this one that are not officially classified as IBZs.
