13-Story Development Will Replace Gas Station on Flatbush Avenue

FLATLANDS – A gas station on Flatbush Avenue near Brooklyn College will be replaced by a 13-story mixed-use development.

The building will consist of residential rentals above ground floor retail, with a design similar in style to much of the contemporary luxury-apartment development seen around Brooklyn. That means a light brick exterior with large windows for the residences and a modern, boxy composition. But this new building will also feature a two-story glass curtain wall fronting the retail stores below.

The project will result in 115 new units, around 35 of which will be designated affordable housing, while the remaining 80 will be rented at market rate, YIMBY reported.

Jobs were filed with the city last year to demolish the gas station kiosk and the underground tanks currently at the location, which will need to be excavated to lay the foundation of the new building.

City documents list the owner as 1640 Flatbush Owner LLC, with S9 Architecture responsible for the design of the building.

The property is bounded by Aurelia Court and is next to the Triangle Junction shopping center. Across the street, the Philip Howard building rises 20 stories above Flatbush Avenue, with a senior center below.

Nearby transportation options include the B41 and B103 buses, as well as the Flatbush Avenue/Brooklyn College station, where the 2 and 5 trains terminate.

The project is expected to be completed by 2021.
