First Tenants Could Be Moving Into Voorhies Avenue Tower By Next Year

The first tenants could be moving into the 28-story residential tower being constructed beside the Sheepshead Bay subway station as early as the spring of 2017 — and all of the building’s apartment are expected to completed sometime 2018, according to a spokesperson for AvalonBay, one of the developers behind the project.

AvalonBay partnered with Muss Development in 2014 to purchase the 87,500-square-foot lot, located at 1501 Voorhies Avenue, for $16.5 million. Muss also snapped up a nearby property, at Sheepshead Bay Road and East 16th Street, for $4 million.

Construction plans for the 333-foot tower were approved in June and include 250 residential units spread across more than 262,000 square feet of space. There will also be a handful of offices located on 13,530 square feet on the lower floors.

The building will offer a mix of apartments and condos — the latter starting at about $700,000. A draft proposal released in 2014 included 176 parking spaces as well as an outdoor common space that could have a dog run, a pool and be connected to a gym and health spa. The units are also expected to have special windows to keep out the noise and vibrations from the nearby subway station.

Construction began in earnest in mid-September, though the developers already began to sink in test pilings at the site in May. Last month, emergency responders were called to the construction site after a pile driver tipped over.

Controversy has dogged the site since the proposal was first made public by this site. Residents and community leaders have expressed concern the tower could disrupt the neighborhood’s parking, traffic and sewer infrastructure.
