Emmons Avenue Property That Sold For $12 Million To Become A Dialysis Center
The office building at 2701 Emmons Avenue, which we reported two weeks ago was sold for $12 million, will be used as a dialysis center, according to Arsen Atbashyan, the new owner’s broker in the deal.
The new owners have no immediate plans of changing the building or the parking at the location. There will be renovations to the interior to suit the new office according to Atbashyan.
There is, however, a possibility that the building could grow slightly.
“They’re looking into it. They’re not too sure,” said Atbashyan. “They could possibly raise another floor. But they don’t know about that. They’re going through the motions on that.”
The plans are still being worked on and finalized, but the building will definitely not be torn down to be replaced with a condominium or another type of major development, said Atbashyan.
The work in the building will take about six to eight months once it’s started. According to Atbashyan, the permits for the work will be filed soon.
The dialysis center will replace the Personal Touch Home Care, which provided services such as geriatric and pediatric care, physical therapy, and medication management. Atbashyan said they’ve received no complaints since acquiring the property.
“Everything so far is no complaints.It’s going to remain in commercial use like it’s always been,” said Atbashyan. “I think the dialysis center is by far a better use than any home care office that was there.“
A dialysis center provides care for people suffering from kidney failure by using a machine to remove waste and excess water from a patient’s blood — effectively doing the function of a kidney.
