Say antío to the sight of El Greco Diner, now surrounded by construction fencing.

Passersby got their last view of the storied eatery last week, right before the fencing was erected on Thursday.

Permits for the fencing were issued on December 19, just days after the property was bought by Rybak Development for $13 million to make way for a new seven-story mixed use building. An application for demolition permits was actually filed earlier, on December 12, the same day the deal officially closed.

The property will be torn down for what Rybak Development exclusively confirmed to Sheepshead Bites would be a new seven-story development, packed with 50 to 60 condo units, and approximately six ground-floor retail units. There will be approximately 85 parking spaces.

Initial plans have been filed for a four-story building, a matter of routine as the developer explained to us back in December. The developers are filing for the four-story building, and then will amend the filing to seven stories once plans for a 9,000 square foot public plaza are approved by the city. The public plaza will reward them with an additional height allowance.
