Ditmas Park Real Estate: Open House & Rental Picks

We’ve rounded up some of the more interesting Ditmas Park open houses coming up this weekend — from a gorgeous Victorian, to a studio that’s been converted into a one-bedroom, and more — along with some local apartments (a two-bedroom in a house, a building with a pool, and more) that are available to rent. Any thoughts on these places?

235 Stratford Road
List Price: $2,550,000
Size: Five bedrooms, 2.5 bathrooms
Details: This place is alright, we guess. (Oh boy are we kidding.) The current owner is an “international artist/designer” who completed a terrific renovation with some modern touches — check out the fireplace, the separate artists’ studio, and the top floor master bathroom. They’ve also added two HVAC systems, and upgraded the electrical and plumbing systems, so basically all you’ll have to do is move in and invite us to the housewarming party in the lush backyard. If there’s one minor concern at all, it’s that the home, which is so nicely located between Cortelyou and Beverley and the subway stops at each, and shopping on Cortelyou, is its proximity to an abandoned construction project (which is currently home to some cool art), and who knows when something might get started again there. Oh and that price — if it gets the ask, it looks like it would beat the current record for home sales in our area.

400 East 17th Street, #304
List Price: $450,000, $759 maintenance
Size: One bedroom, one bathroom
Details: This one-bedroom co-op could potentially become a bit more with an extra couple walls — one of the floorplans shown suggests the new owner could add a small bedroom in the space that’s currently used as a dining area, which may not be a bad idea for a couple that’s about to become first-time parents. The kitchen looks recently updated, cats are allowed, and there’s a part-time doorman in the building, which is located just off Cortelyou.

399 Ocean Parkway, #3G
List Price: $299,000, $480 maintenance
Size: One bedroom, one bathroom
Details: As a junior one-bedroom that was converted from a studio, this isn’t the biggest space you may find — the bedroom is just shy of seven feet wide — but that said, it ends up being a pretty good deal for the location, just off Cortelyou and about halfway between the subway stop for the Q there, or the F at Ditmas. Plus, the whole space was recently renovated, so you’ve got a new, modern kitchen and bath. Pets are welcome.

Details: Here’s your chance to rent the entire first floor of a Victorian home in Prospect Park South. The renovated kitchen includes a dishwasher, there’s a laundry/storage area off that kitchen with a washer/dryer, and oh my, the outdoor space — in addition to a shared garden and a front porch, there’s a three-season wraparound porch, with a little side porch adjacent to that, as well.

Details: It’s apparently a pretty good time to find an apartment in a Victorian — here’s another two-bedroom option that’s about a block away from Cortelyou, but also a quick walk around the corner to the Q at Beverley. You get a private back patio, and the kitchen — though the drop ceilings may not be the look you’re going for — does have a dishwasher.

Size: One bedroom, one bathroom
Details: There are no photos for this listing, so it’s hard to tell quite what they mean by “2 room Studio (small 1 bedroom).” Compared to recent listings in this building, the price seems about on par for whatever in-between thing that may mean — a couple studios were $1,450-$1,550, and a one-bedroom described as “spacious” was $1,999. If you’re willing to give it a shot and check it out, one thing we do know this building has going for it: a swimming pool.
