1. 15 East 19th Street, Flatbush

‘One of the most prolific small developers in Brooklyn’ plans to replace two Flatbush homes with another modern eight-story apartment building on a dead-end block off Church Avenue, reports YIMBY.

Designed by RoArt, the rendering above shows the gray, eight-story towering structure featuring glass terraces and large windows, slated for 15 East 19th Street. The building design has 38 apartments and 26,775 square feet of residential space, likely dominated by studios and one-bedrooms, according to YIMBY.

The project is spearheaded by Brookland Capital, a real estate firm that is also developing at least four other buildings spanning Flatbush and Prospect-Lefferts Gardens, according to the firm’s website.

Since the 421-a tax exemption expired in January, the tax break isn’t guaranteed for the builder, who hasn’t revealed whether the apartments will be rentals or condos. Plans were filed in June, but have yet to be approved by the Department of Buildings, said YIMBY.

Brookland Capital bought the two homes on East 19th Street for $4 million in March, reports YIMBY. The tiny block is flanked by similar two-story brick homes, and dead-ends at a six-story brick apartment building on the other side of Tennis Court.

When we stopped by today, 19 East 19th Street looked already gutted.

Development in the area is on a steep rise. In July and August, we reported additional development plans in Flatbush and PLG, including a six-story apartment building on East 18th Street between Newkirk and Foster Avenues; another eight-story building on East 19th Street between Cortelyou and Dorchester Roads; a centennial home to be razed at 100 Lenox Road between Bedford and Flatbush Avenues; and a four-story building on East 21st Street between Cortelyou and Dorchester Roads.

2. 1404 Ocean Parkway, Midwood

In Midwood, a new apartment building is taking the place of a previously abandoned construction site.

Progress is finally being made on the almost decade-long construction site at 1404 Ocean Parkway at the corner of Avenue N, reports YIMBY.

The six-story building will have 13 apartments and 21,340 square feet of residential space, along with seven parking spaces. This lot sat empty since 2007 when the project was started and then stalled. The original developer, Joshua Mizrahi sold the property to Yaacov Azrad in 2014 for a quarter of what he paid nearly a decade before, reports YIMBY.

3. 1770 52nd Street near 18th Avenue in Borough Park

A three-story synagogue is planned on the site of a 26 thousand square-foot vacant lot in Borough Park, at 1770 52nd Street near 18th Avenue, reports YIMBY.

The Brooklyn synagogue Heichal Hatfillah filed applications in September for the 60-foot-tall structure, which could feature two lecture halls, a banquet hall, two below-grade levels and a Rabbi’s living quarters. The Department of Buildings application is pending approval.

The name on the deed is a religious non-profit named Lev Tov Challenge, according to PropertyShark. The nonprofit bought the property in 2014 for $7.5 million, $500,000 less than the previous owner, Chai Tower LLC, paid in 2007.

According to the architect’s website, the synagogue could be completed as early as next year.
