A Creative Hub, Health Center, & Mixed-Use Building Coming To Downtown Brooklyn

Back in August 2015, Tishman Speyer announced that it had acquired 422 Futon Street, the longtime home of Macy’s in Downtown Brooklyn.
The real estate development firm’s first project in Brooklyn, Tishman Speyer plans to convert the upper five floors of the Macy’s building into offices for creative and tech businesses, transforming them “into the Starrett Lehigh Building of Brooklyn,” Rob Speyer, the company’s CEO, told the Real Deal in a recent profile.
Macy’s will continue to operate in the lower four levels of the building, consolidating its sales floors to 310,000 square feet. Tishman Speyer purchased the top five floors from the retailer along with the rights to develop on the adjacent parking garage site at 11 Hoyt Street for $270 million, according to the article.
Tishman Speyer will convert the levels above Macy’s into office space, while across Hoyt Street, the five-story garage, home to artist Steve Powers‘ much-loved mural “Love Letter to Brooklyn,” includes 584,000 square feet of air rights, according to New York Yimby.
Tishman Speyer is “currently in the planning stages for that project,” Speyer tells the Real Deal, with the garage, and the mural, likely to be demolished to make way for a brand new tower.
The Callen-Lorde Community Health Center, which provides health services to the transgender community and people living with HIV, has signed a 20-year lease at 40 Flatbush Extension.
The 25,000-square-foot space will be the organization’s first health center in Brooklyn. “Currently, about 30% of its patients travel from Brooklyn to their clinics in the Bronx and Manhattan,” Wendy Stark, Callen-Lorde’s Executive Director told Crain’s New York.
The Brooklyn facility, which is scheduled to open in mid-2019, is much needed. Callen-Lorde Community Health Center’s clinic in the Bronx “currently has a waiting list for appointments stretching until early summer,” according to the article.
The $10.5 million new facility will accommodate approximately 10,000 new patients.
Myrtle Avenue Brooklyn Partnership posted to its Facebook page the above photo along with details of the fate of the Worldwide Discount Building located at 341 Myrtle Avenue (at Carlton Avenue).
According to a new building DOB application filed on March 30, the site is slated for a new six-story building featuring eight residential units and a 2,185-square-foot ground-floor retail space.
No word on whether the apartments will be rentals or condos.
