Could Cortelyou Gain More Retail Space If This Building Sells?
Cortelyou Road may suddenly have a few more retail spaces available. The building at 1027 Cortelyou, on the corner of Stratford Road, is on the market for $1.25 million, as listed by the Oxford Property Group.
The row of windows that have largely remained shuttered for years have some antiques behind them, as it has been used as storage for an antiques dealer who occasionally allows shoppers inside to take a look around. According to public records, the space was perviously listed for $2.5M in 2007, but did not sell — and the ownership hasn’t changed since the ’70s.
The listing claims that the floor-area-ratio of the zoning (which is R6A with a C2-4 overlay) “allows for an additional floor to be build [sic] on top of the current storefront building,” so if it sells, there could be a possibility of construction on this corner.
As for what businesses we could still use on Cortelyou, the broker has some suggestions: “Ideal location for a starbucks, bar, restaurant, & etc.” With several coffee shops and bars within spitting distance, we might have to disagree on the first two, but more restaurants are always welcome. Any other ideas?
