Community Board 6 Committee Approves Pavilion Theater Plan With Caveats
Locals spoke out against the proposed design for a new five-story condo building next to the Pavilion Theater at the Community Board 6 Landmarks and Land Use Committee meeting Thursday.
The Committee voted unanimously to approve Hidrock Realty’s plans to build 24 condos on Bartel-Pritchard Square and restore the Pavilion Theater, but only if architects make some changes, including using a less “bright” color of brick and setting back the 5-story building, according to DNAinfo. Because the Community Board is on break for the summer, the Executive Committee will vote on motion next week.
Hidrock plans to completely replace the restaurant space along Bartel-Pritchard Square and add a floor to the Pavilion Theater building, as well as completely renovate it. There will be a 16-car parking garage beneath the building, but only people who live in the building will be allowed to use it.
Hidrock’s architects and preservation consultants said that they had tried to design the new condo building to echo Park Slope’s famed late 19th century architecture, but locals argued that the new building was out of character with its historic surroundings.
“Hidrock felt that many of the recommendations were appropriate and achievable and appreciated the conditional approval,” Hidrock spokesman Ethan Geto told DNAinfo.

The Landmarks Preservation Commission will review the plans on August 4 and the developer will also need a zoning variance from the Board of Standards and Appeals to move the project forward.
