Alba Auto Repairs On 4th Ave Moved, Building Sold For $4.4M
Ten years from now, 4th Avenue between 1st Street and Garfield will probably look a whole lot different. As with much of the busy street, residential development is accelerating, and that might be what’s in store here, where the last 4th-facing building recently sold, joining all the other buildings on the block.
Brownstoner reports that the space at 269 4th Avenue sold for $4,400,000 to an LLC. As the deal was to deliver the space vacant, Alba Auto Repairs had to move — they’re now located a few blocks away at 301 Nevins Street, on the corner of Union. The space has the potential for up to 16,236 square feet of development.
The two buildings on either side of the former auto repair shop both sold last year. The McDonalds at 275 4th sold for a whopping $14.8M, and will be replaced by a 75-unit market-rate rental apartment building; an application for the demolition of the Golden Arches was approved today by the Department of Buildings. The 3-story, 14-unit apartment building at 265 4th Avenue sold for $4,125,000, but we haven’t seen any plans yet for its future.
As the race to build continues, don’t forget that you can do something to help shape the future of the avenue. The Park Slope Civic Council‘s Forth on Fourth Avenue committee is working with local leaders and community members to figure out ways to bring improvements that make it a better place for residents, businesses, and visitors. Their survey is still up online, which you can fill out if you haven’t yet, and if you’d like to get even more involved, contact them at fofa@parkslopeciviccouncil.org.
