“Affordable” Housing Available in Prospect-Lefferts Gardens

PROSPECT LEFFERTS GARDENS — Applications are closing November 5 at midnight for new one-bedroom affordable housing units in Prospect-Lefferts Gardens.

There are three affordable one bedroom units available in the four-story building at 239 Hawthorne Street between Nostrand and Rogers Avenues. The building is convenient to the 2,5, and Q trains and the Q64 and B44 buses. Residents can expect a rooftop communal space and coin-operated washer and dryers on the premises.

The owner, Jacob Schwimmer, is asking $1,990 for the one-bedroom “affordable” units. If you are making under $68,229 it is not for you.

  • Single applicants must have an income no less than $68,229 and no more than $95,030.
  • A household of two must have a combined salary of an income no less than $68,229 and no more $108,550 and
  • Applicants applying with three members must meet a threshold of over $68,229 and under $122,070. Those who fit the criteria can apply here.

Developers purchased the property for $1.9M in January 2017 and list their address at the notorious 199 Lee Ave. in Williamsburg.

The residential space replaces a two and a half story, unattached home demolished in early 2017. Property Shark reports the earliest sale in 1965 for a little over $15,000.

Developers will have to compete with the new co-living space close by at 1930 Bedford Avenue who tout fully furnished rooms as low as $800 a pop with a movie room, workout and entertainment space.
