About To Renew A Rent Stabilized Lease? Here’s What You Should Know

If you live in a rent stabilized apartment and your lease expires before October 1, 2013, there are a few important things you should know. The office of Assemblymember Jim Brennan sends a reminder that you should receive your renewal lease with the previous year’s rate increase. The details:

• Renewal leases signed between October 1, 2013, and September 30, 2014, are subject to a new rate increase issued from the Rent Guidelines Board (4% for a one-year lease and 7.75% for a two-year lease).

• Leases that are signed before October 1, 2013 are subject to the old lower rates (2% for a one-year lease and 4% for a two-year lease).

If your rent stabilized lease expires prior to October 1, 2013 and your landlord refuses to provide you with a new lease until after October 1, you have recourse:

• You can file a complaint with the State of New York Division of Housing and Community Renewal (DHCR) by filling out this form.

• You can also file a complaint with DHCR and request that your landlord issue you your renewal lease by filling out this form.
