A Victorian House On Foster Avenue May Be Torn Down For 7-Story Apartment Building

The lone Victorian home at the corner of East 18th Street and Foster Avenue may be torn down and replaced with a new seven-story apartment building, according to YIMBY.

Based on permits filed with the Department of Buildings, developer Oleg Krasnitsky and Sheepshead Bay-based architecture firm Zproekt are planning to build 35 apartments where a Victorian house currently stands at 631 East 18th Street.

Unlike most of the houses in the neighborhood, this property is not protected by low-density zoning or landmarking. The lot was zoned R7A, which allows for seven or eight story apartment buildings, after the area was rezoned in 2009. Also, the property is in an inclusionary housing zone, so the developer can build 4,000 square feet larger in exchange for renting 20 percent of the units at below-market rates.

No record of sale has appeared in public records, but a tax lien sale certificate was filed with the Department of Finance in August.
