New Permits Reveal Development Plans on Greenpoint Waterfront

GREENPOINT – With two highrise developments already looming over Greenpoint’s waterfront, recently filed permits have revealed a bit more detail about another 40-story apartment tower coming to the north end of Brooklyn.

Currently, a 100,000 square foot warehouse occupies the site—once the home of AMC Computers—but in 2016, applications for demolition were approved.

The former industrial site was upzoned to residential space in 2005 as part of the North Brooklyn waterfront rezoning that paved the way for the explosion of highrise development in Williamsburg and Greenpoint.

The building was first reported on by YIMBY in 2015, when plans called for a mixed-use building with two towers. Now, permits are on file for a single 40-story tower for residential use only, with nearly 625,000 square feet of housing.

That shakes out to roughly 470 units of housing, of which an as of yet unknown percentage will be affordable housing. If the minimum 80-20 rule applies, that would mean 94 units near the area median income.

Next door, the 40-story development at 23 India is nearing completion. That development yielded 140 units of affordable housing, for which tenant selection is currently underway.

A timeline, or a current rendering, are still pending at the massive block-sized parcel in Greenpoint, and the warehouse still has to come down, so while another high rise (and another and another) is inevitable, don’t count on it too soon.
