BUSHWICK – As the enormous development at the former Rheingold Brewery site nears completion, the affordable housing units at 54 Noll Street and 123 Melrose Street have entered the city lottery.

The percentage of affordable units available in the huge new buildings were a point of contention with the community—the originally promised 24% figure was lowered to just 20% during the planning process, eliminating about 88 affordable units.

Still, 183 newly construction studio, 1- and 2-bedroom apartments are now available at actually affordable rates, consistent with pricing at 60% of the Area Median Income:

The building will feature an on-site super, a mail and package room and on-site laundry for all tenants. For additional fees, tenants will have access to a gym, swimming pool, bike storage, lounges, a rec room, a children’s playroom, a game lounge, café, library and roof terraces. The development will even have a dog spa and a movie theater!

The site is located just two blocks from the Myrtle Avenue JMZ station and is a 10-minute walk from the Morgan Avenue L. The B54, B57, B46, B47 and B60 buses all serve the area as well.

Local residents in North Brooklyn’s Community Board 5 will be given preference in selection for 50% of the units. The deadline to apply online through the NYC Housing Connect is May 3rd.
