Permits Filed for Next Residential Mega-Development in Clinton Hill
CLINTON HILL – Another major residential development will come to Clinton Hill, this time replacing a parking lot at the corner of Grand Avenue and Fulton Street.
The permits filed for 445 Grand Avenue by Ranger Properties call for a nine-story, 112-unit building for the corner, The Real Deal reports. Retail space will occupy the ground floor, while the building will have communal carveouts for residents like media and exercise rooms.
As luxury-rental developments spring up across Brooklyn, competing with each other in terms of amenities may become increasingly popular. Reportedly, the building at 445 Grand will have a rooftop pool.
Currently, the lot is occupied by a parking lot, which backs up to a 90-year old brick church. It’s located just across the intersection from Putnam Triangle, an outdoor pedestrian plaza getting a multi-year, muti-million dollar upgrade from the DDC.
While a major development for the corner, the new structure is par for the course in Clinton Hill and along Fulton, which has seen a rash of major new residential developments in recent years.
Further down Fulton, at Franklin Street, the eight-story development from developer Joseph Brunner is well underway. A rendering can be seen below:

Late-stage gentrification is alive and well in Clinton Hill and Fort Greene, it seems—expect more of the same expanding further down Fulton in the months and years to come.
