BEDFORD-STUYVESANT — Affordable housing lotteries are now open for three Bedford Stuyvesant apartment buildings, and despite the long odds at scoring one of the apartments listed, you can only win if you apply.

1328 Fulton Street
After more than four years in the making, 13 affordable units at 1328 Fulton St. between New York and Nostrand Avenues are now on the market.

1328 Fulton Street has ground floor retail and 56 rather large apartments above. The average residential size is 1,573 sq. ft., according to property records.

1328 Fulton St. affordable unit breakdown

The affordable units are reserved for applicants earning 80% of the area’s average median income (AMI). Applicants who meet the criteria can choose from five studios at $1,237/month, four one-bedrooms at $1,418/month and four two-bedrooms at $1,599/month.

Annual income requirements range from $42,412 – $58,480 for single applicants and $48,618 – $66,800 for couples. For households of three applicants’ salaries must range from $54,823 – $75,120 and for households of four from $54,823 – $ $83,440.

Half of the units in the building are set aside for residents within Community Board 3. Five percent of units are allocated to residents with mobility disabilities while 3 percent will fo to those with hearing and vision impairments.

Applicants can put their bid in for four newly renovated affordable apartments at 200 & 220 Vernon Avenue.

The four-story, 72,000 sq. ft building houses nine units of which 4 are affordable units. The average residential size is 800 sq. ft., according to property records.

The affordable units are reserved for applicants earning 60% of the area’s average median income (AMI). Applicants who meet the criteria can choose from one studio at $856/month, a one-bedrooms at $985/month and two two-bedrooms at $1,114/month.

Annual income requirements range from $29,349 – $43,860 for single applicants and $33,772 – $50,100 for couples. For households of three, applicants’ salaries must range from $38,195 – $62,580 and for households of four from $38,195 – $ $62,580.

Housing lottery is now open for 11 affordable units at 875 Dekalb Avenue between Throop Avenue and Marcus Gravel Blvd.

The affordable units are reserved for applicants earning 130% of the area’s average median income (AMI). Applicants who meet the criteria can choose from one-bedrooms at $2,079/month or $2,149/month and two-bedrooms at $2,449/month. The average residential size is 787 sq. ft., according to property records.

Affordable units at 875 Dekalb Avenue

Annual income requirements range from $71,280 – $95,030 for single applicants and $71,280 – $108,550 for couples. For households of three, applicants’ salaries must range from $83,966 – $122,070 and for households of four from $83,966 – $ $135,590.
