This Weekend’s Open House Picks: Spotlight On One- And Two-Family Homes

325 E 16th St via Mary Kay Gallagher

There’s an interesting range of single- and multi-family homes currently available around the Ditmas Park area, so we’ve rounded up a few that are hosting open houses this weekend. Thoughts?

325 E 16th St
List Price: $1,575,000, via Mary Kay Gallagher
Size: 8 bedrooms, 5.5 bathrooms
Details: This legal two-family home (pictured above) has a recently redone first floor, including the kitchen (which seems like the main living space), plus the redone basement, and a standout detail right now is that it’s got central air conditioning! You also have the option of renting out the upper duplex, which has a separate side entrance, two bedrooms, and a deck with a pretty nice view. Since it’s on the east side of the street between Cortelyou and Beverley, you won’t be looking out on the subway (or dealing with its current construction in your backyard), though you will have to walk to a further station until construction is completed.
Open House: Sunday, July 21, 2-4pm & Monday, July 22, 5:30-7:30pm

685 E 22nd St
List Price: $1,425,000 via Corcoran
Size: 7 bedrooms, 4 bathrooms
Details: This is one of those one-family houses for someone looking for a lot of original details — the stained glass, the dark wood built-ins, the tiled fireplaces, it’s all quite lovely. Though it’s a 50×100 lot, it looks like the yard is mostly in the front, along Farragut and E 22nd, so it doesn’t seem like you’ll get much privacy if you want to spend time outdoors. It’s about equidistant (a walk of about 10-15 minutes) from the B/Q at Newkirk and the 2/5 at Brooklyn College.
Open House: Sunday, July 21, 2-3pm

154 Woodruff Ave
List Price: $979,000, via Corcoran
Size: 6 bedrooms, 4 bathrooms
Details: A two-family limestone with lots of bedrooms, rental income, a deck, a garden, a finished basement with a pretty amazing sauna, a quick walk to the Q at Parkside…all for $160k more than it was listed for in April?
Open House: Sunday, July 21, 2-3:30pm

2419 Glenwood Rd
List Price: $899,000 via Brooklyn Properties
Size: 3 bedrooms, 1 bathroom, plus a doctor’s office downstairs
Details: This single-family home is one that’s been on the market for a while now, but unlike the Woodruff home, the price has come down (by $26k). It’s got some nice original details, but could definitely use some updates. Plus, you have to take into consideration that part of the space is zoned for and was used as a doctor’s office.
Open House: Sunday, July 21, 12-2pm

217 E 9th St
List Price: $599,000 via Coldwell Banker
Size: 4 bedrooms, 1.5 bathrooms
Details: An attached, one-family brick home just a block off of Coney Island Avenue, there aren’t any photos of the inside, and the listing has an ominous “needs TLC” note — still, at that price, it might be well worth it. Closest to the Q at Beverley, you might consider the express bus while construction at that station continues, otherwise it’s a bit of a walk to the Q or the F/G at their respective Church Avenue stations.
Open House: Sunday, July 21, 11am-12:30pm
