Is Caledonian Hospital Finally Being Turned Into Rentals?
The Q at Parkside posted a fascinating take Monday on 123 on the Park, the long-brewing conversion from Caledonian Hospital to residential units. Above is Tim’s snap of what the building might look like once completed (his notes about Saran wrap, “reflecty”-ness, and the ever-present people pictured in mockups for upscale developments are worth reading).
The project has been in the works for a while, but the images now posted on the property (100 Parkside Avenue between Saint Pauls and Parade Places), newly-activated website, permits filed in November, and clamor for nearby development properties like 626 Flatbush, 111 Clarkson, and, a little farther out, 2415 Albemarle Road, suggest more completion time is growing near. Tim says about the very sudden (or suddenly renewed) interest at the Prospect Park’s Southeast corner:
Despite it being one of the most major projects along the second greatest urban park* in the world in decades, 123 has flown pretty much under the radar. This to me a sign of what has long been Flatbush’s backwater status, that the building would go from hospital to poorly run medical arts center to abandoned property to luxury apartment building without so much as a whimper from pols or outcry from block associations or community boards or anyone getting up in arms about the trash and graffiti over the last many years.
Though the 123 conversion was previously rumored to include a mix of condos and rentals, a representative for aptsandlofts.com told Curbed it will consist of 120 studios and one, two, and three bedrooms for rent, as well as 128 standard parking spaces, 67 bike parking spaces, and a recreation area. 20% of the building’s units are to be classified as affordable housing under the 80/20 Housing Program.
