Demolition Underway At 1041-1047 Fulton Street, Now For Sale
As we predicted late last month, demolition is chugging along at the former Fairhaven Funeral Chapel on Fulton Street (between Downing Street and Irving Place)–but that’s not the only news at the site. The future Karl Fischer-designed building, previously classified simply as 1045-1047 Fulton but also including 1041 and 1043 Fulton, is up for sale.
Says Massey Knakal in their listing, which offers a bit more detail about the forthcoming development:
The subject property is an approximately 6,109 square foot lot featuring over 70’ of frontage along Fulton Street. Located in a C2-4/R7A zoning district, the site benefits from 21,079 ZFA buildable square feet. The in-place plans are for a six-story, plus basement, new construction luxury residential building, totaling 28 residential units (26 1BR units & 2 2BR units) across 27,046 gross square feet. In addition, the plans provide for central laundry, bike parking, balconies and shared outdoor space.

While some scaffolding had already been erected earlier this year, noticeably more was added in front of the property in August. The photo below, from August 26, shows several levels of scaffolding and debris netting, as well as two mixed use brownstone structures at the right with all their stories intact.
This weekend when we passed by, those two buildings no longer stood so tall. Demolition now has left the length of the property all of about level height (see top photo), and it appears behind their sidewalk shed that workers are chipping away at the inside of the structures.
No new permits have been filed for the property as of late. A Stop Work Order posted at the site, reportedly due to inadequate overhead coverage at 1041 Fulton Street, is dated September 18–as is a Stop Work Rescind Order, also dated September 18 and specifying the initial Stop Work Order as having been written September 17. Whatever the case, work is now allowed to continue, with such orders to remain posted for 30 days.
