Condo Building With Penthouse To Replace 119-Year-Old Single-Family Home
EAST FLATBUSH – A new luxury apartment building will replace a 119-year-old single-family home at 421 Maple St. between New York and Brooklyn Avenues, YIMBY first reported.
The Department of Buildings approved plans to demolish the century-old building on November 27th. In its place will stand a 4-story, 55-feet-tall residential condominium and penthouse. According to YIMBY, the new residential space will measure 8,800 square feet. Duplex units will occupy the second and third floors while the fourth floor will house the penthouse.
Harry Douge sold the two-story, 2,700 sq. ft. building for $1.45 million to Dan Mizrachi on July 19, 2018. Douge and his wife Marianne Douge purchased the building for $21,000 in 1977. Neighbors said Harry Douge’s died a little after the house sold this year.
Mizrachi owns several buildings throughout Brooklyn. Developers paired with IM Architecture on the project. The architects sent Bklyner the following statement about the structure’s special features:
“421 Maple St. was designed with a perforated facade to maximize light into the apartments without compromising residents privacy. This strategy made it possible to create secluded outdoor spaces at a portion of each units balcony.”
The Maple St. property is the fourth unattached, single-home on the block to be demolished and replaced with a multi-unit apartment building. One newly-built, 4-story building at 435 Maple St. remains unoccupied since 2016.
