Commercial Comparison: 133, 2nd Floor & 148 7th Ave for Rent

After Perfect Brows moved down the street this past April, the second floor commercial space at 133 7th Avenue, between Carroll and Garfield, is still standing empty. The 1,500-square-foot space is currently listed for $6,500 per month.

Compare that to the space on the other side of the street that used to be half of D’Vine Taste. The store at 148 7th is listed as a 1,600-square-foot space, for rent at $16,000. Is that a misplaced comma, or a feasible asking price?

Is being on the second floor that much of a difference? FiPS recently asked that question, and a couple of people said they’ll visit businesses on the second floor. But a $10k advantage to being on the first floor?

What do you think, is it worth it to be at street level? And what businesses could we use in these two spaces?
