Application Filed To Replace Single-Family Home On E. 21st Street With Seven-Story Apartment Building

An LLC filed earlier this week to build a seven-story, 23-family residential building in the space currently occupied by a single-family home at 62 E. 21st Street, by Caton Avenue, New York YIMBY first reported.

According to the filing with the city Department of Buildings, Borough Park-based Abe Wald, of Caton21 LLC, will be the developer of the 15,773 square foot building that will include residential units averaging around 700 square feet. Boaz Golani is listed as the development’s architect.

A permit for the home’s demolition has yet to be filed, but, as YIMBY said, it’s only a matter of time.

According to city records, Abe Wald purchased the property for $1.65 million in November – far more than the $900,000 that the home sold for in May of 2006.

The construction of this apartment complex is one of a series of similar developments in our area, including a filing to tear down two homes at 323 E. 19th Street, near Cortelyou Road, and replace them with an eight-story, 38-unit rental building

There’s also a plan for a seven-story, 29-unit building at 1127 Flatbush Avenue, and another filing for a 21-unit building at 2527 Church Avenue.

And, a slightly smaller development is planned for 2 Stratford Road, by Caton Avenue, where another single family home is expected to be torn down to make way for a three-story, eight-unit residential building.
