Another Cortelyou Building For Sale

Just across the street from another building that recently went on the market, the multi-family, mixed-use building at 1016 Cortelyou Road is now up for sale. Listed for $1,200,000, there are two apartments with two bedrooms and one bathroom each, plus the ground floor retail space, which currently houses a cell phone store (with the green and yellow awning) that the listing says has no lease.

For comparison, the spot across the street, 1027 Cortelyou Road, was listed for $1.25M and came off the market earlier this month (the stretch of 1027-1035 Cortelyou was listed for $2.5M in 2007). The addresses 1028-1035 are listed together for $1.8M.

Prospective buyers should also note that there are plans to demolish 1020 Cortelyou, the space next door that formerly held Brooklyn ARTery, and replace it with a five-story building.

With the recently added Bar Chord, the possibility of another bar on the corner, and the soon-to-open new restaurant in the old Vox Pop space, were glad to see this once half-empty block of Cortelyou is starting to fill up — but do you think it’s worth the asking price?

Now if only that storefront at 1012 Cortelyou, with the florist sign, would become available once again, after sitting vacant for about nine years now…
