4th Avenue Condo With Pet Spa Up Next For Controversial Developer

Development on 4th Avenue just got a little bit more controversial. Or, a lot — depending on who you speak with.

Controversial developer Haysha Deitsch has filed for the demolition of two auto body shops, located at 243-245 4th Avenue (between President and Carroll Streets), according to DNAinfo.

The Real Deal reports that the building will be an 11-story luxury rental building, inclusive of 16 units. The 118-foot structure will include a pet spa as well as a children’s playroom and private roof deck.

Almost two years ago, seniors living in the Prospect Park Residence, an assisted living facility at 1 Prospect Park West (at Grand Army Plaza) were given 90 days to find someplace else to live after owners blamed increased costs for the need to close. Deitsch is one of those owners.

Litigation continues between Deitsch and the remaining residents in the senior assisted living facility.

The architect for the planned condo is Karl Fischer, who is also the architect for The Landmark (267 6th Street at 4th Avenue). According to the The Naftali Group’s website, “Park Slope rivals Manhattan for the most affluent demographic in the New York City metro area.”

In 2012, Wall Street Journal reporter Robbie Whelan said he believes the newer architecture on 4th Avenue has contributed to “canyon of mediocrity.” How much has changed since Whelan’s declaration?
